Is it legal for real estate agents to remove home listings in order to prevent other possible offers from bein

I made a list price offer on an REO home and I failed to get any re-offers on this home. After 4 or 5 days, the MLS listing was removed from the database. It seems as though there’s an “inside” real estate agent who’s trying to get a deal for a family or friend. Is there anything I can do in this situation?

possibly if you were able to find out who the actual owner is – contact them directly and tell them what you just stated here

No. In fact, they have a duty to present all offers. Once any offer has been accepted, this duty ends.

Are you sure an offer was no accepted? It sounds like that is more likely what happened. MLS listings can not be removed, only their status changed.

You should check with the real estate agent through whom you submitted your offer. They are obliged to let you know whether your offer has been accepted, rejected or counter offered or if it has simply lapsed after the deadline that you put in it. The seller may negotiate another offer, before considering yours.
It is the sellers prerogative to accept or reject any offers. Terms and Conditions are factors, as well as Price.
When an offer has been accepted, the listing would be switched out of the (MLS) ACTIVE category and into a category known as UNDER AGREEMENT or UNDER CONTRACT.

An Agent needs to sumbit all offers unless specifically told not to by the seller. A seller has the option to respond to all offers or none at all. If there was no response or counter offer the owner may have already accepted an offer. As Real Estate Agents, we sometimes run into these situations where our clients expect a response but never get one. Keep shopping your home is out there.

As a Realtor, I cannot “remove” a listing from the MLS, I can only do a status change.
Your watching too much TV, a Realtor would lose their license doing such a thing, but if you suspect foul play, report it to the local RE board.
