   negotiating from the buyer’s standpoint or the seller’s? Negotiating sales price alone, or loan terms also?

   I run around checking homes in the area and getting prices…I find out what they are selling for….take the lowest one’s price and add 10 percent to my bid….
   for instance, a home is on the market for $100,000.00 and the homes in that are are selling / sold for $62,000.00
   my highest bid for that house would be for $69,000.00
   BUT…don’t forget to subtract for repairs….what if the house needs a driveway or a new porch? have the owner give you a chance on getting bids for the work before you buy…that way you can negotiate the price.

   Any negotiation is based on your capabilities to gamble.
   1. You have to be realistic
   2. You have to know, how desperate your opponent is
   3. You have to be able to walk the talk

   Give them your best price up front but, I always ask my buyers to ask for something that they are willing to give back. Meaning that the seller feels like they won a point by being able to say no to the lawnmower or washer and dryer or whatever. On the other hand I personally have ended up with things that I liked but, could have lived without if they had said no. They said yes. I still have one of the mirrors that I asked for and got as part of the deal 14 years ago. The idea is to give them a win and you probably don’t want it to be what you pay for the property.
